Whatever you want, we can design and build it. Warm, insulated, properly weather-proof (no cracking roof felt!), with modern double-glazed windows and doors and, if you want, laminate flooring.
Plumbing? No problem. Electrics? Of course. Ground prep? Yes – we do it all for you.

Here’s what you get with a modern Garden Room from KRB:

  • Groundwork: we’ll prepare the site if you need us too. Tree roots? We can deal with them dependant on size and access to the site.
  • Proper foundations: dependant on size we will dig external foundations and/or create a temporary timber slab framework, which is filled with concrete including a DPC (damp-proof course) underneath and a reinforcing steel mesh within.
  • Timber framework: the framework is the skeleton – a strong, rigid, grounded contstruction with carefully gap-measured uprights, rafters and floor joists (allowing for insulation, if required).
  • Leak-proof roof: our roofing system utilises a fibre-glass and resin process that completely seals out all weather ingress. Guaranteed for 10 years, but likely to last well beyond that. Neatly finished with edge caps, and guttering as required.
  • Cladding: outer skin can be almost anything you want, but for a cost-effective natural solution we recommend treated overlap panels which weather with time but keep the elements out.

The process - here’s what we do for a typical two-room building...

Groundwork – first we prep the area, ensuring the space is free of debris and other unwanted growth or rubble

Roots & tree stumps: we’ll dig these out and dispose of them, leaving the ground level and flat, ready for the concrete slab.

Concrete slab: we create a temporary timber framework to retain the slab, then lay a damp-proof-course membrane and fill the space with concrete – including steel reinforcement.

Timber framework: now your Garden Room is taking shape. Based on your design, window and door apertures are carefully allowed for.

Roof structure: the flat (gently sloping) roof is fitted, with overhang if required, and with apertures for rooflights or lanterns if specified.

Partitioning & weatherproofing: if your Garden Room is going to be two rooms, we’ll add the partition. We also apply an exterior wind-proof and damp-proof wrap.

Roof: with the OSB board fitted, we apply the fibreglass roof – a mix of layered glass matting and epoxy resin. It’s completely weatherproof and guaranteed not to leak.

Insulation & power: for year-round use, we strongly recommend a rockwool-type insulation to keep the warmth in, or out, depending on the season. All electrics are routed at this stage too.

Interior boarding: dependant on intended use, the interior walls are clad in blockboard or plasterboard, allowing of course for all the electrical outlets.

Plastering: a room such as an office, once plasterboarded, is finished with a fine thistle plaster to create perfectly smooth walls and ceiling.

Electrics: the wiring has already been run, but once the wall boards are in place, the sockets can be cut in and connected up.

Lighting: the lighting circuit is next for connection and testing, here with low-energy LED striplights.

Finishing touches: back in the office, with the plaster fully dry, the walls and ceiling can be painted, and the power and light fittings carefully located.

Almost there: painting is pretty much the last process and brings the job nearer to completion, in this case with a hard-wearing floor paint

Final fit-out: customer’s choice of racking and shelving completes the finished product after (in this case) a 10-week build process.

We would advise that yes it should be. Regardless of use, keeping the cold out and the warmth in (from all sides, including the floor) will always be more energy efficient and save money, and will help to protect whatever you may be storing or keeping inside. The initial outlay in cost will easily be recouped over the likely lifetime of the building.
